The Opportunity
In 2008, OmniArch raised preliminary financing for the purchase and hold of 87 acres agricultural land in Sylvan Lake, Alberta. Since the purchase of this land, OmniArch has received the proposal of annexation of its 87 acres into the Town, and the need for the Town to see our land be re-zoned to industrial usage.
These two events are historically recognized as value growth milestones.

The opportunity now exists for Phase 2 investors to participate in this anticipated appreciation in value by investing into the lands at this stage. OmniArch has a number of current Phase 1 investors who wish to remain invested into the lands and is opening up Phase 2 financing to qualified new investors that wish to participate in the benefits of the buy & hold of the lands during the possible annexation and subsequent re-zoning events.
Investors in Phase 2 will have the opportunity to benefit from this projected growth in value.
The Location

Sylvan Lake
Sylvan Lake is strategically located along the Calgary-Edmonton Corridor and is quickly becoming one of the most rapidly grown regions in Canada. Sylvan Lake is considered a major tourism destination in Alberta, receiving over 1.3 million visitors annually. This has impacted Sylvan's residential and commercial development substantially. Recently, new commercial developments have been established, such as a WalMart Super Centre and Sobeys and Rona.
In 2008, the town of Sylvan Lake completed a Growth Study Plan to determine its future development and land requirements. The results of this study determined OmniArch's parcel of land would eventually be developed and rezoned as "Urban Area" to "Light Industrial Land". An Inter Municipal Development Plan is currently underway and is expected to facilitate an Annexation process where certain land parcels, geographically targeted in the County of Red Deer, is transferred to the Town of Sylvan Lake.
The Growth Factors
The 87 acres of land is positioned for re-zoning and annexation. The monies you invest will be used to finance the project and investors will participate in a buy and hold of the lands during the two value growth events, the below chart indicates the growth factors.

OmniArch Capital Group Inc. has sourced and currently owns an 87 Acre Parcel of Land on the outskirts of the town of Sylvan Lake, AB. The lands are expected to be annexed into the town and subsequently re-zoned. Investors are invited to participate in the hold of the lands during these events.
